Seller pre-listing inspection.... Save 20% off of your "Buyers" inspection if you have me inspect the home you are thinking about purchasing.

IMPORTANT:  The inspector will not open gas or water valves, light pilot lights or gas appliances, activate electrical services that have been turned off or cut locks open to gain access to vital areas.  The client is solely responsible for ensuring that all utilities are turned on, that breakers are turned on, that water and fuel valves are open, that all pilot lights are lit, and that all rooms and crawl spaces are unlocked prior to the inspection.  Return visits because utilities were off, pilot lights were not lit or certain areas were locked or otherwise inaccessible will be subject to an additional fee of $95.00 (additional charges may apply depending on distance driven to the inspection).

Cancellation Policy:  When you schedule your appointment, I ask that you please arrive 15 minutes prior to your inspection.  In turn I will wait 15 minutes after your scheduled appointment time for you to arrive before I leave the property.  At this time, should you or your representative not arrive, you will be charged a $150.00 cancellation fee. I will mail you an invoice for this charge.  The time slot you have scheduled is valuable; my next client is expecting me to arrive at their inspection in the timely manner I have promised them.

Reschedule Policy:   If you need to reschedule your inspection, I need at least a 24 hour notice to reschedule.  I will try my best to accommodate you in a timely manner, but an immediate reschedule cannot be guaranteed.  If I am not given notice at least 24 hours prior to the inspection, I require a rescheduling fee of $95.00.
