Your Home Inspection Details

A Home Inspection Is:

  • An unbiased, thorough visual examination of the physical structure and operating systems of the home
  • Performed to equip you with a better understanding of the condition of the property
  • Intended to identify any major deficiencies or defects and whether any items do not “function as intended” or pose safety or fire hazards
  • A snapshot of the condition of the home at the time of the inspection
  • Supplemental to the property disclosure statement

A Home Inspection Is Not:

  • An appraisal, which determines current market value of your home
  • A warranty or guarantee against failure of components at a future date
  • A pass/fail test indicating whether or not you should buy the house
  • A termite inspection

TIME NEEDED:
The average time for an inspection is 2 - 3 hours, with more time required for older homes, larger homes, and estate properties. 

YOUR RESPONSIBILITY:
It is up to you whether or not to be present at the time of the inspection.  If you are not present during any portion of the inspection,  I am available by phone or email to answer any questions or concerns you may have.

INSPECTION REPORT:
A thorough home inspection results in a lot of information.  The morning following your inspection you will receive an email from me which will include a secure password to allow you to view your detailed, easy to read report online.  In the event you do not have access to the internet, please let us know beforehand and arrangements will be made to get you a copy of your report. 

Structure:  structural components, foundation, attic, crawlspace, basement  construction methods and materials. Evidence of moisture and/or pest intrusion.

Roof:  materials, condition and performance of the roof coverings, flashings, chimneys, gutters, downspouts, skylights and drainage.

Exterior:  materials and condition of entryways, siding, bricks, masonry, windows, decks, porches and balconies, eaves and soffits.

Electrical:  general condition of the electrical service, visible wiring and main electrical panel.  random testing of outlets, switches and light fixtures.  Check the ceiling fans, smoke/fire alarms.

Heating and Air Conditioning:  general condition and operation of the furnace, air conditioning units, duct work, thermostat and air filter.

Plumbing:  general condition and operation of the water heater, plumbing fixtures and all visible supply piping and drains.

Ventilation and Insulation:  overall condition of the attic, crawlspace and basement insulation and ventilation, operation of exhaust fans.

Interior:  visual examination of walls, ceilings, floor coverings, windows and doors, cabinets and countertops.

Appliances:  operating condition of stoves, cooktops, permanently installed microwave ovens, garbage disposals,  trash compactors and dishwashers.
